Property prices may have skyrocketed 26 per cent in a year, but there are still many pockets in Sydney where you can buy a house with a backyard or on the water for under $500,000.

While Sydney house prices have grown 26 per cent in the past 12 months to $1.3 million, there remains plenty of pockets where buyers can still get into the market on the cheap. 

An analysis of realestate.com.au has found some of the cheapest homes with a backyard up for sale can still be purchased for well under $500,000 in Sydney. 

That is half the average cost of buying an apartment in Australia’s largest and most expensive property market. Some of these properties offer amenities that would rival their million dollar siblings including their waterfront addresses or land size. 

Cumberland Rd, Ingleburn 

Price guide: $450,000-$495,000 

For buyers looking for a home with a grassed yard, this two-bedroom townhouse in Ingleburn in the city’s south west is hard to go past. 

Listed with LJ Hooker’s Miriam Roberts, homebuyers would need just a $90,000 down payment to avoid lenders mortgage insurance (LMI). 

Features include a separate dining room, internal laundry, a secure garage and a courtyard. The property is on the market via private treaty. 

14 Hawkesbury River, Marlow 

Price guide: $445,000 

Situated on the edge of Greater Sydney is a 1416sqm waterfront property with a three-bedroom house. 

While the property is one of the cheapest on the market in Sydney, there is a catch in that the house can only be access by boat due to its remote location on the Hawkesbury River. 

The home offers a modern kitchen, air conditioning, two bathrooms, built-in wardrobes and a front deck. 

With a 20 per cent deposit roughly equal to $90,000, it certainly makes waterfront living far more affordable than homes on Sydney Harbour.

On a 205sqm parcel, this two-bedroom duplex is close to schools, public transport and shops.

Listed with Century 21 K P Realty’s Khilen Patel, investors will be pleased to know the home offers good rental yields with the current tenants paying $345 per week. 

Barker St, Cambridge Park 

Price guide: $549,000-$599,000 

This three-bedroom property on 300sqm is located near the centre of Penrith, railway stations and a university. 

The price guide is more affordable than the $692,000 median sale price of Cambridge Park, which is already appealing by Sydney standards. 

A three-bedroom house, huge double shed and a grassed front and backyard awaits the new owner. Other features include a large laundry, linen cupboard and ceiling fans for those hot summer days.

Porpoise Pl, Willmot 

Price guide: $550,000 

Buyers have the chance to get themselves a massive 613sqm parcel for only $550,000. First homebuyers would not have to pay stamp duty at that price point.
